Virtual tours or virtual staging: what your agency actually needs

Virtual tour or AI virtual staging? Two different tools for two different problems. A guide to deciding which one your agency needs.

There is a common confusion in the European property sector: many agents treat virtual tours and virtual staging as if they were the same thing. They are not. They solve different problems, they cost different amounts, and they are used at different moments of the sales process.

Matterport, Floorfy, iGUIDE and other virtual tour platforms create a navigable digital replica of a real property. The user clicks and "walks" through the flat from their computer or phone.

AI virtual staging tools take a photo of a room and generate an image where that room appears furnished, restyled or enhanced.

A virtual tour lets you walk around an empty flat. Virtual staging shows you how that flat would look furnished. They are complementary, not substitutes.

What a virtual tour does

A 3D virtual tour captures the property as it is, point by point, and creates a navigable model. The most-used platforms across European markets are:

Matterport — The global reference. Superior capture quality, but higher cost (cameras from €400 plus subscription). Strong in the international and premium markets.

Floorfy — Spanish company with good presence in the Iberian market. Offers 360 tours, interactive floor plans and, more recently, AI features. Plans from around €30 per month.

iGUIDE — Focused on floor plans with accurate measurements alongside the tour. Popular with surveyors and agencies that need precise documentation.

What you get with a virtual tour:

  • The buyer can "visit" the property from anywhere
  • You filter viewings: anyone who watched the tour and still wants to come is a qualified lead
  • You generate floor plans with real measurements automatically
  • You signal professionalism and transparency

What you do NOT get:

  • If the flat is empty, the tour shows empty rooms (it does not furnish them)
  • If the current décor is unattractive, the tour shows it as it is
  • It does not improve the quality of the photos you publish on portals
  • It does not generate the "cover photo" that decides the click on a property portal — for that you need virtual staging with AI

What virtual staging does

AI virtual staging starts from a static photo and generates a transformed version of that image. It is not navigable, it is not interactive — it is a photo.

What you get with virtual staging:

  • Empty flats appear furnished in the portal photos
  • Dark or badly framed photos are improved (light, colour, perspective)
  • You can show different decoration styles of the same space
  • You reduce the cost of producing quality imagery
  • The "cover photo" that drives the click on the portal improves dramatically

What you do NOT get:

  • It is not navigable — the buyer cannot "move around" the space
  • It does not generate floor plans or measurements
  • It does not show the property "as it is" — it shows an improved version
  • During the in-person viewing, the flat is still empty

The real problem each one solves

The virtual tour solves: "The buyer is far away and needs to see the property before travelling."

Virtual staging solves: "The listing is not generating clicks because the photos show an empty or poorly presented flat."

They are two different moments of the sales funnel:

  1. Cover photo on the portal. The buyer sees the thumbnail in the search results on a European portal. Virtual staging wins here: an attractive photo of a furnished space is what generates the click.

  2. Inside the listing. The buyer has clicked and is exploring the photos. Both staging and tour contribute: staging shows the potential, the tour lets the buyer explore in detail.

  3. Decision to visit. The buyer decides whether the property is worth the trip. The virtual tour wins here: it reduces uncertainty and filters the genuinely interested.

  4. In-person viewing. Neither is present. The flat is what it is.

The cost difference per property is a factor of 10x to 60x. One virtual tour costs what virtual staging of an entire 20-property portfolio costs.

Who needs what

Virtual staging only works well if:

  • Your market is local (buyers from the same city who visit in person)
  • You manage many properties and need to scale visual quality
  • Your budget is limited
  • Your listings are not generating enough clicks on the portals

Virtual tours only works well if:

  • You work with international buyers or buyers from other cities
  • Your properties are mid- to high-priced
  • "Tourist" viewings are a problem (many people coming to see, few buying)
  • You need floor plans with measurements for documentation

Both is the optimal model if:

  • You have a mixed portfolio (different prices and target buyers)
  • Virtual staging for the whole portfolio (portal photos)
  • Virtual tours for the 5–10 most expensive properties or properties with international buyers

The trend: convergence

Virtual tour platforms are starting to integrate AI features (Floorfy already offers some). Virtual staging platforms are starting to generate navigable videos. The line between the two is blurring.

In 1–2 years it is likely that a single tool will offer navigable tours with integrated staging: you walk through an empty flat in a 3D tour, but you see it furnished with AI in real time. That will change the equation entirely.

But today, in 2026, they are separate tools that solve separate problems. And the decision of which one to use (or both) depends on your type of property, your type of buyer and your budget.

If you can only choose one: virtual staging has more impact per euro invested for most European agencies. Not because virtual tours are not worth it — they are. But because the cover photo is the first filter, and if you do not pass that filter, it does not matter how good the tour is inside the listing.
